high-end homes won't sell
The stucco-and-brick home boasts beautiful mountain views, but that hasn't helped the price, down 36% in the past 14 months. The house features a private pool and spa, five bedrooms, 5½ baths and four fireplaces. It's located in the Candlewood Estates subdivision, an area desirable in good times because of its proximity to Troon North Golf Community, says agent Brian Culhane. However, "in bad times, the homes seem significantly overpriced and packed too close together vs. spending just slightly more and being in Troon North itself."
It's not often that a brand-new house stays on the market for two years. This $3.4 million home has depreciated a whopping 44%, down to $1.9 million, over that time period. Real estate agent Steve Davis says that with an increase in short sales, dream homes like this one just won't sell, even with four bedrooms and 6½ baths. The home also has a pool, two fireplaces, a media room and an additional room on the living level that could be converted into a fifth bedroom. (Don't forget the summer kitchen, in addition to the regular huge kitchen.) "They're bargains," Davis says. "They're just great opportunities for buyers right now."

The Village of Pinehurst
Yes, you can escape the malls, the traffic and the crowds. Step back in time and treat yourself and your family to a visit to the Village of Pinehurst – the charming 1895 New England village designed by Frederick Law Olmsted, designer of New York City's Central Park. Olmsted was busy guy – creating designs during the same era for the United States Capital grounds, Biltmore, and New York City’s Central Park to name but a few. But Pinehurst was his gem.
Using winter blooming camellias amongst the evergreen native hollies and towering long leaf pines, Olmsted and owner/visionary James Walker Tufts created the ultimate resort destination for wealthy New Englanders. Concurrently, golf was making its way into American life. Not one to miss an opportunity when he saw it, Tufts hired Scotsman, Donald Ross, to turn the denuded wastelands he had purchased in North Carolina’s Sandhills into a golfing Mecca.
